Load-bearing structures
Foundations, vertical and horizontal structures, stairs and roof structures with long service-life cycles.
←Technical due diligenceBuilding age is not enough. We combine condition, documented renewals, maintenance, environment and evidence quality into an estimate of remaining service life and investment horizon.
Reference service life is only a starting point. Two buildings of the same age may have different conditions, renewal histories and future costs. We therefore assess individual components, their actual condition and the quality of evidence supporting each conclusion.
The scope is tailored to the asset, purpose of the review, accessibility and available evidence.
Foundations, vertical and horizontal structures, stairs and roof structures with long service-life cycles.
Roof coverings and waterproofing, facades, windows and doors, finishes and components with shorter renewal cycles.
Heating, cooling, ventilation, water and drainage, electrical installations, lifts and other relevant systems.
Renewal years, repairs, service history, use intensity, maintenance, environment and intended future operation.
We clearly separate verified facts from professional assumptions, so the client sees both the result and the strength of evidence behind it.
Inspection, measurement, design documentation, inspection or service report, facility manager statement or expert estimate.
We record whether a component was fully accessible, partly accessible or inaccessible and how this affects the conclusion.
High, medium or low confidence based on document completeness, physical verification and the share of assumptions.
Unverified or inaccessible areas, missing evidence and the need for probes or specialist testing are stated directly in the report.
This is a basic anonymised chart example from a commercial building technical due diligence. For confidentiality reasons, we do not publish the extended graphical assessments, including the detailed impact of individual component renewals on the building's overall service life.
The chart shows how renewals of individual components affect the service-life development of a specific property.
We use seven methods; the chart presents three representative models and the selected semi-quadratic curve.

The assessment is a repeatable professional process, not a mechanical calculation.
We define components, required detail and available technical records.
We record condition, access, defects and interventions, supported by measurements where needed.
Reference values are adjusted for condition and asset factors, with a confidence level assigned to every conclusion.
Remaining service life is translated into intervention urgency, renewal priorities and CAPEX input.
To review future renewal needs and risks before the transaction closes.
To compare assets consistently and prioritise investment by condition and urgency.
To identify components that can be retained, require further testing or belong in the renewal plan.
When planning renewals, we also consider the building's energy performance and the readiness of its envelope and systems for progressive decarbonisation and relevant EPBD requirements.
Condition of the envelope and building systems and their effect on future operation.
Intervention timing is linked to future CAPEX, OPEX and the investment horizon.
We identify the gap between current condition and relevant future requirements.
An EPBD-readiness review is not automatically an energy audit or a legal confirmation of compliance. The exact scope depends on the purpose of the review and available evidence.
