THE SITUATION

A banking institution needed a consistent technical picture of twelve office and branch buildings in two countries. The assets differed in age, refurbishment history, building systems and document quality. Stand-alone descriptions were not enough: management needed information that could be compared across the portfolio.

The client name, exact locations and detailed findings are anonymised. Financial values are shown only as aggregate CAPEX for the portfolio.

Boiler plants, cooling, ventilation, electrical components and lifts were at different life-cycle stages and required different renewal timing.

Local issues, systematic overview

Basement moisture, degraded finishes, cracks and roof details were assessed by severity and the need for further specialist review.

The portfolio could be managed by urgency rather than by which building had the longest list of individual findings.

We therefore used the same language for condition, constraints, missing records, service life and investment timing.
